Our Vision

Investing in the future of Cambridge

Railpen is one of the largest investors in Cambridge. We are creating an innovation cluster of real estate assets, including the most sustainable and amenity-led workspace, build-to-rent homes, laboratories and research facilities, and outstanding public spaces, all located in one of the most significant and fastest-growing economic areas in Europe.

Situated strategically, conceived to address dominant and emerging occupier requirements, and built to high environmental, ecological and wellbeing standards, our approach in the city is unique.

Botanic Place, Devonshire Gardens, Newmarket Road, and The Beehive are a cluster of developments that will create a new standard, not just in Cambridge, but in the UK as a whole.

The scale, innovation, and impact of the assets Railpen is developing in Cambridge reflect our credentials, and our commitment to deliver high-quality, well-considered spaces. This is what sets us apart. We hope our work in Cambridge will become a template for future investment, development and value creation.

We will bring new retail and dining options to Cambridge and strive to secure a good mix of high-street and independent brands.

Our developments will include tree-lined, pedestrianised streets with al-fresco dining and enlivened public spaces. We’re also bringing new services to the area, like cycle hubs for convenient bike maintenance, a local crèche, and community spaces for all ages and abilities.

When we engaged with the local community on what they want in the local area, the most frequent answer was healthy green spaces. And we’re delivering that across our developments.

Two new substantial public parks, a community square, curated community gardens and new tree-lined cycle highways will be brought to the local area. We will improve local biodiversity, with net gains of approximately 280% at Devonshire Gardens and 100% for The Beehive. At The Beehive, we’ll deliver 2.54 acres of public space and plant over 200 additional trees, providing healthy habitats for pollinators and small animals and a host of greenery that’s good for local populations of insects.

Roaming through these spaces, people will find plenty of spots to enjoy themselves, whether that’s getting together with family or friends, or simply sitting back and enjoying the nature that surrounds them.

As well as green spaces, local people want more accessible community spaces where they can socialise. We’ve worked with local charities and community groups to develop plans for inclusive youth centres, play spaces, a series of events, and external spaces tailored to the needs of the neurodivergent community. Our consultations with local groups will ensure our developments deliver spaces that benefit the whole community, and places that support local people to live well.

We’ll also create a STEM-focused ‘learning centre’ developed alongside the Cambridge Science Centre to give people of all ages and backgrounds the opportunity to learn and develop new skills.

Abbrey Grove

We know that Cambridge has unlimited possibilities but, to fulfil the city’s demands for high-quality innovation and workspace, we need to create the buildings to support that potential.

This means premium workspace at the heart of Cambridge, designed to the highest standards of comfort and accessibility. Built-in conveniences like electric vehicle (EV) charging, ample bicycle parking, and other extensive amenities are aimed at improving the experience of those who use them.

From green space and clean air indoors to great cycling facilities and lockers to improve the day-to-day life of people, our intelligent buildings deliver best-in-class efficiency, reduced energy demands, and fewer emissions. Our workspaces are designed to encourage positivity and productivity through social hubs, natural light and accessible outdoor space.
